Can my friends and family stay over?
- The way we see it, your room is your home. Of course, you can. You can invite anyone for up to a week. Keep in mind this is only permitted if you are also present.
- If visitors should remain for longer than five days a month it is considered to be a breach of contract. However, slightly longer stays are possible if your flatmates agree.
Can I get Information about my flatmates before moving in?
- We can definitely understand that it is exciting to move to a new city, maybe even a new country, and then not even know who you are moving in with! As much as we would love to give you more information on this point, we, unfortunately, can't. This is because we are strongly bound by data protection laws.
Can I move-in with my family?
- For shared apartments: We thrive to create a co-living environment that respects the model our members look for which is sharing a space with like-minded people on a 1-room-1-person basis. Because of this, sharing your living space with family, a spouse, or a partner is currently prohibited in shared apartments.
However, you are always welcome to invite anyone for up to a week per month. Keep in mind this is only permitted if you are also present and your flatmates should be consulted beforehand.
- At studios, we welcome a two-person household! You are welcome to move in with a partner and build this new home for your family of two.
Are pets allowed?
- We love our furry and non-furry friends! Unfortunately, this is not the right space for them because we want to consider all tenants coming from different backgrounds, potential allergies, and likes or dislikes. While we love pets, they are not allowed.
Am I allowed to sublet my room?
- Sublets are not possible in Habyt and they are considered a breach of your contract. Tenants are not entitled to allow third parties to inhabit the property wholly or partially, nor to rent the property out to third parties with or without payment. You can learn more details about this in the Clause “Use of the Apartment, Terms and Conditions” from your Rental Agreement.
- Keep in mind that there is a fine of 500 Euros + Profits if you breach this rule, in addition to breaching your Rental Agreement.
What are the local house rules?
- In your Rental Agreement, you will find an Annex or a Clause for House rules. We highly recommend reading these carefully so you can follow local ordinances and house rules accordingly. These are usually linked to quiet times in which you need to avoid noises or disturbing your neighbors.

Germany has a few extra rules when it comes to noise and the well-being of tenants. Keep these in mind and avoid fines and a visit by the police, since your neighbors would be in the right to call the authorities if these rules are not followed:- Every tenant is responsible for avoiding preventable noise in the flat, the building, the courtyard and on the premises. Please be particularly considerate during the hours of 1:00 p.m. to 3:00 p.m. and 10:00 p.m. to 6:00 a.m. Radios, TVs, loud appliances etc. must be turned down to a low volume.
- Instruments must not be played between 1:00 p.m. and 3:00 p.m. as well as 7:00 p.m. and 8:00 a.m. Outside these time frames, instruments must not be played for more than two hours a day.
- What are the house rules in Italy?
Italy has a few extra rules when it comes to noise and the well-being of tenants. Keep these in mind and avoid fines and a visit by the police, since your neighbors would be in the right to call the authorities if these rules are not followed:- Every tenant is responsible for avoiding preventable noise in the flat, the building, the courtyard, and on the premises. Please be particularly considerate during the hours of 14:00 to 16:00 and 20:00 to 8:00 on weekdays.
- During weekends and bank holidays, these time frames change from 13:00 to 16:00, and from 19:00 to 10:00.
- What are the house rules in Portugal?
- All tenants are responsible for preventing loud noise in the apartment, the building, the courtyard, or the property in general, which includes the Community Space.
- Special care must be taken to avoid any noise disturbance between the hours of 23:00 to 07:00 am according to the Portuguese Lei do Ruído.
- Any punitive measures will be carried out by the local authorities in compliance with national regulations. Fines vary depending on the severity of the situation between 200 and 2,000 Euros between the hours of 23:00 to 07:00 (According to the Portuguese Lei do Ruído).

- What are the house rules in Spain?
- All tenants are responsible for preventing loud noise in the apartment, the building, the courtyard, or the property in general, which includes the Community Space.
- Special care must be taken to avoid any noise disturbance during “quiet times” as per local ordinances
- In Madrid: Quiet times go from 23:00 to 06:00 am
- In Barcelona: Quiet times go from 13:00 to 15:00 as well as 22:00 to 08:00 am
Where can I smoke?
- To ensure a positive co-living experience for everybody, smoking is not allowed in Habyt, this includes balconies and terraces. Please use the outdoor areas for this and take care of the cigarette butts. Please keep in mind that smoking in the flat is fined €100.00 as stated in your Residential Agreement
